A dehumidifier pulls humid air across cold coils, condenses the moisture out of it, and exhausts drier air back into the room. Run one consistently and indoor humidity drops. Keep it below 50% relative humidity and you remove the condition mould needs to colonise surfaces and spread.

mould spores are present in almost every indoor environment. They float in the air, settle on surfaces, and sit dormant until humidity and organic matter give them what they need to grow. High indoor humidity — above 60% — is the trigger. Condensation on walls, damp timber, and wet grout all become viable surfaces when the air stays humid.

A dehumidifier controls the humidity level that mould needs to grow. It does not capture or kill mould spores. Spores already in the air stay in the air until they land on a surface or get pulled through a filter. For that, you need a unit that filters air running alongside the dehumidifier.

An air purifier and an air scrubber both pull spores out of the air through a filter, but they do different jobs. A purifier is a low-airflow unit that runs continuously in an occupied room to keep everyday spore levels down. An air scrubber is a high-airflow, professional-grade unit brought in during active mould removal, when disturbing colonies sends spore concentrations up sharply and the air in the work area has to be filtered fast and, ideally, contained. Match the tool to the phase: dehumidifier and purifier for prevention and control, air scrubber for remediation.

Signs You Have mould: Musty Smell, Visible mould, And High Humidity Level

A hygrometer is the fastest way to confirm a humidity problem. Place one in the room you're concerned about and check the reading after an hour. Above 60% relative humidity in a living space is a risk condition. Above 70% and mould growth is likely already underway somewhere.

Walk the room and inspect surfaces. Check walls for discolouration, particularly at the base and in corners. Pull furniture away from exterior walls — the gap between a piece of furniture and a cold wall traps humid air and mould grows on the wall surface behind it. Open cupboards and check the back panels. Inspect bathroom grout, window frames, and any ceiling below a wet area.

The musty smell comes from microbial volatile organic compounds that mould releases as it grows. If the smell persists after cleaning visible surfaces, organic matter and mould spores are likely embedded in soft furnishings, carpet, or wall cavities. A sniff test room by room narrows the source.

When you suspect mould but can't locate it visually, air testing by a professional will measure spore concentrations and identify species. Elevated spore counts with no visible mould usually mean a hidden source — inside a wall, ceiling cavity, or subfloor.

Choosing Equipment: Dehumidifiers, Air Purifiers, And Air Scrubbers For mould Control

Match dehumidifier capacity to the dampness of the space, not just the square footage. Manufacturers rate capacity in litres of water removed per day at a set temperature and humidity. A room with heavy condensation forming on windows or walls needs a higher-capacity unit than a bedroom that only gets slightly humid in summer.

For air purifiers, choose a unit with a True HEPA filter. True HEPA captures particles down to 0.3 microns at 99.97% efficiency, which covers mould spores (typically 2–100 microns). "HEPA-type" and "HEPA-style" filters do not meet this standard.

For an air scrubber, the key specs are airflow (rated in CFM or cubic metres per hour), a sealed True HEPA filter, and the ability to duct the exhaust for negative-pressure containment. Size it to the volume of the area you're sealing off, not the whole house — a scrubber works inside a contained zone, not as a roaming room unit. Most people hire these for the duration of a job rather than owning one, since they're remediation equipment rather than everyday appliances.

A humidistat lets you set a target relative humidity level and the dehumidifier runs automatically to maintain it. Prefer units with this feature over manual models — you set 45% and it holds it there without constant adjustment.

Avoid air purifiers that generate ozone as a byproduct of their ionisation process. Ozone at elevated levels causes respiratory problems and irritates airways. Check the product specification before buying.

Air Purifier Role: Capture mould Spores And Reduce Musty Smell

A True HEPA air purifier draws room air through a dense filter mat and traps mould spores before they settle on surfaces or get inhaled. It doesn't kill mould that's already growing on walls or grout, but it reduces the concentration of airborne spores and lowers the rate at which new spores land and colonise surfaces.

Add activated carbon filtration to address the musty smell. Activated carbon absorbs the volatile organic compounds that cause it. Most quality air purifiers designed for mould control combine a True HEPA filter with an activated carbon layer in the same unit.

Size the purifier by CADR — Clean Air Delivery Rate. The CADR rating tells you how much filtered air the unit delivers per hour. For mould control, target a CADR that cycles the room air at least four to five times per hour. Divide room volume by the CADR to check.

Run the purifier continuously in affected rooms. mould spores settle within minutes of entering a room and are released back into the air when disturbed. Intermittent use leaves windows of time for spores to land and accumulate.

Air Scrubber Role: Containment And Active Remediation

An air scrubber is a portable, high-airflow filtration unit built for the active removal phase, not for everyday air quality. It draws air through a multi-stage filter train — a pre-filter, often an activated carbon stage, and a sealed True HEPA filter — and moves far more air per hour than a domestic air purifier. Where a purifier quietly maintains a clean living space over weeks, a scrubber is brought in to handle the spike in airborne spores that disturbing and removing mould creates.

The defining feature is negative pressure. Seal off the work area with plastic sheeting, duct the scrubber's exhaust to the outside, and the unit pulls the contained air out faster than it can leak back in. The room sits at slightly lower pressure than the rest of the home, so contaminated air flows toward the scrubber and outside rather than drifting into clean rooms. This containment is what stops a localised removal job from spreading spores through the whole house.

Run the scrubber in recirculation mode — filtering and returning air within the room — when full containment isn't warranted but you still want to pull spores out of the air during cleaning. Switch to negative-air (ducted) mode for anything involving demolition, removal of porous materials, or a known heavy contamination.

Size the scrubber to deliver a high number of air changes inside the contained space — well above the four to five per hour used for general purification. Keep it running through the active work and the drying-down period that follows, not just while you're scrubbing. Spores stay airborne long after the physical work stops.

For most households this is rental or professional equipment rather than something you buy. A remediation contractor brings scrubbers and containment to the job; if you're tackling a contained area yourself, hire a unit rather than relying on a domestic purifier to do work it isn't built for.

Dehumidifier Role: Control Humidity Level To Stop mould Growth

Target 30–50% relative humidity for general living spaces. mould growth slows significantly below 60% and becomes difficult to sustain below 50%. The 30% lower bound matters in cold seasons — air that dry can cause skin irritation and respiratory discomfort for some people.

Place the dehumidifier in the dampest room first. Running a single unit in a hallway does less than running it in the bathroom or laundry where excess moisture is generated. Move it room to room if you have persistent problems across multiple areas before investing in additional units.

In spaces with heavy moisture — basements, laundries, bathrooms without windows — use a unit with a continuous drain hose connected to a floor drain. Emptying the tank daily in a high-output environment is impractical and easy to forget, and a full tank shuts the unit down.

For basements and subfloor spaces that stay cold, choose a low-temperature rated model. Standard dehumidifiers ice up and lose efficiency below 15°C. Low-temperature models use a heated coil design that maintains output in cold conditions.

How To Remove mould: Physically Remove, Clean, And Kill mould

A dehumidifier and air purifier create the conditions that stop mould from spreading. They don't remove existing mould. That requires direct physical cleaning of every affected surface.

Put PPE on before you start — P2 respirator, protective gloves, eye protection, old clothing. Scrubbing mould releases spores into the air. Run an air scrubber in the room while you work so those spores are pulled through a HEPA filter as they're disturbed rather than left to settle and re-circulate; for anything larger than a small patch, seal the area and run the scrubber in negative-air mode to keep them out of the rest of the home. Wear gloves rated for the cleaning agent you're using; rubber gloves for bleach, nitrile for acids and vinegar.

Clean hard surfaces with an appropriate cleaning agent, leave it for the recommended contact time, scrub, and rinse. The contact time matters — a solution wiped on and immediately removed doesn't have time to kill mould at the root.

Porous materials with deep mould penetration — drywall, insulation, carpet, soft furnishings with embedded spores — should be bagged and discarded. No cleaning agent reaches mould that has grown through the interior of a porous material. Bag the material in heavy plastic, seal it, and dispose of it as contaminated waste. Removing porous materials is also the point at which the most spores are released, so it's where containment and a running air scrubber matter most.

What Kills mould: Products And Treatments That Work

Hydrogen peroxide (3%) kills mould on hard surfaces and penetrates slightly into semi-porous materials like grout. Spray, leave for ten minutes, scrub, and rinse.

White vinegar undiluted kills around 80% of mould species on contact and is safe for household use. Apply, wait an hour, scrub, wipe. Skip the rinse on walls — the residue inhibits regrowth.

Professional-grade antimicrobial treatments available at hardware stores are formulated for higher mould kill rates and longer residual protection than consumer products. Follow manufacturer instructions for dilution and contact time.

Consumer bleach at standard household concentration (typically 3–5%) kills surface mould on non-porous materials but does not penetrate grout, timber, or other porous surfaces. It also degrades rapidly when mixed with water and loses efficacy quickly. Don't rely on it for anything other than a fast fix on tiles and glass. At higher concentrations, bleach requires proper ventilation and full PPE.

Never mix bleach with vinegar or ammonia-based cleaners. The reaction produces toxic chlorine gas.

When To Call Professionals For mould Removal Or Remediation

Call a professional for any mould covering more than one square metre, any suspected black mould, or mould that returns to the same spot within weeks of a thorough clean.

Returning mould means the moisture source hasn't been fixed. A professional inspection with thermal imaging and humidity logging identifies whether that source is a plumbing leak, roof damage, rising damp, or a ventilation problem the building's current setup can't handle.

Ask for a detailed remediation plan and written quote before any work begins. The plan should cover containment, removal method, drying targets, and clearance testing. Containment normally means sealing the work area and running air scrubbers under negative pressure throughout the job, with clearance testing of the air afterward to confirm spore levels have returned to normal before the area is reopened. A quote with no plan attached isn't enough information to make a good decision.

Prevent mould And Prevent Mould: Home Changes And Ongoing Maintenance

Bathrooms and kitchens generate most of the excess moisture that feeds indoor mould growth. An exhaust fan that vents to outside — not into the roof cavity — running during and for 15 minutes after cooking and showering removes the bulk of that moisture before it condenses on walls and ceilings.

Dry laundry outdoors or in a dryer that vents outside. Drying clothes indoors adds significant moisture to the air. One load of wet washing adds around 2 litres of water vapour to the room as it dries.

Fix plumbing leaks within 48 hours of finding them. A slow drip inside a wall creates a permanent wet zone that holds above 80% material moisture content — ideal conditions for mould growth and difficult to dry out without professional drying equipment once the problem is established.

Seal gaps around windows and external wall penetrations where cold outside air meets warm indoor air and condensation forms.

Stop Mould In Its Tracks: Routine Appliance And Home Care

Empty the dehumidifier tank daily during periods of heavy use. A full tank triggers automatic shutoff and leaves the room without humidity control until the tank is emptied. In high-humidity rooms, this happens faster than expected.

Clean the dehumidifier interior weekly. Wipe the water collection tray with a diluted vinegar solution to prevent mould growing inside the unit itself. A dehumidifier with mould growing in the tray circulates mould spores as it runs — the opposite of what you need.

Replace or clean air purifier and air scrubber filters on the manufacturer's schedule. A clogged HEPA filter stops capturing spores and forces the motor to work harder, which also drops the airflow a scrubber relies on to hold negative pressure. Pre-filters typically need cleaning monthly; HEPA filters every six to twelve months depending on use. After a heavy remediation job, an air scrubber's pre-filter and HEPA can load up far faster than that — check them during and immediately after the work.

Keep the dehumidifier at least 30cm from walls and furniture so it draws and exhausts air without restriction. A unit pressed into a corner has reduced airflow and lower output than the same unit sitting in open space.

Prevent Mould Inside Dehumidifiers: Avoid Creating A mould Source

A dehumidifier that collects moisture but doesn't drain it creates standing water in the tank. Leave the tank full for more than 24 hours and you've created ideal conditions for mould to grow inside the unit. Use a continuous drain hose connected to a floor drain for any high-output installation.

When storing a dehumidifier for the season, drain the tank, dry all internal surfaces, remove and clean the air filter, and store with the lid or tank slightly open to allow airflow inside the unit. A sealed, damp unit stored for months develops internal mould growth that then circulates through your home when you run it again.

Inspect the internal coils every few months for visible mould. If you see growth on the coils, the unit needs professional cleaning or replacement.

Addressing Persistent Musty Smell And Air Quality Issues

A persistent musty smell after visible mould has been cleaned points to mould spores embedded in soft furnishings, carpet, curtains, or mattresses. Vacuum with a HEPA-filtered vacuum cleaner and wash soft furnishings at the highest temperature the fabric tolerates.

Run a HEPA air purifier with activated carbon continuously in the room for at least 72 hours after cleaning. The activated carbon layer captures the volatile organic compounds that cause the smell while the HEPA layer removes residual spores from the air. After a larger clean-up, an air scrubber clears residual airborne spores faster than a domestic purifier because of its higher airflow — worth running for the first day or two before switching back to the purifier for ongoing control.

Ventilate the room during and after cleaning by opening windows to bring in fresh outdoor air. This replaces humid, spore-laden indoor air with drier outdoor air and accelerates the drop in indoor humidity level following the moisture disruption from cleaning.

Room-Specific Tips: Basements, Bathrooms, Bedrooms, And Whole-House Problems

Basements stay cool and often lack ventilation, which keeps humidity elevated year-round. Use a higher-capacity dehumidifier rated for low temperatures, and check the foundation walls for rising damp. A dehumidifier manages humidity but doesn't fix moisture wicking through a concrete slab.

Bathrooms need an exhaust fan sized to the room — at least 1 CFM per square foot of floor area as a baseline — vented to the outside. If the fan is undersized or vents internally, humidity stays elevated after every shower and mould growth on grout and silicone becomes a recurring problem rather than a periodic one.

Bedrooms accumulate residual mould spores from airborne drift through the house. An air purifier running at night captures spores before they settle on surfaces and reduces the concentration you breathe during sleep.

Whole-house mould problems with mould present in multiple rooms or recurring after repeated cleaning usually indicate an issue with the building itself — HVAC ducting that distributes spores through every room, a foundation moisture problem, or roof damage allowing water into the building envelope. These need professional assessment and, where active contamination is widespread, professional containment and air scrubbing room by room — not just appliances.

Quick Checklist Before Buying: Size, Features, And Goals

Measure the room's square footage and check current humidity with a hygrometer before selecting a dehumidifier. Buying capacity for a mild problem saves money short-term but fails in a genuinely damp space.

Choose a dehumidifier with an adjustable humidistat. Set and forget at 45% is more effective than manually cycling the unit on and off.

Select an air purifier with a verified CADR rating and a True HEPA filter. Check that the CADR is sufficient for your room volume at four to five air changes per hour.

If you're facing active removal rather than prevention, plan to hire an air scrubber for the job rather than buy one. It's remediation equipment — high airflow, sealed HEPA, ductable for containment — not everyday gear, and a contractor will usually supply it as part of the work.

Factor in maintenance. Units with easily accessible, washable pre-filters and clearly labelled filter replacement schedules are easier to keep running correctly. A well-maintained affordable unit outperforms a neglected premium one.
