Mould Inspection & Report
Mould removal starts with finding the cause.
We inspect the affected areas, check for hidden moisture, identify what can be cleaned and what needs removing — then provide a clear scope of works to get the property back to a safer condition.
Why Mould Keeps Coming Back
Treating the surface is not the same as fixing the problem.
Mould is usually a symptom of a moisture problem. If the source of that moisture is not identified and dealt with first, the mould will return — no matter how well the surface is cleaned. The source could be a roof leak, a lifted roof tile, a plumbing issue, storm damage, or moisture that has been sitting trapped inside walls, ceilings, skirting boards, or timber framing for months.
If the damage keeps happening, the mould gets worse. We cannot properly fix the mould if the original moisture issue is still active. That is why our first step is always to understand why the mould is there.
- Roof leak or lifted roof tile
- Plumbing leak — active or historic
- Storm or cyclone damage
- Moisture driven under roofing by horizontal wind
- Hidden damp inside plasterboard, ceilings, or timber framing
- Water ingress that may no longer be actively leaking
How We Inspect
Non-invasive technology. Clear results.
We use non-invasive tools to locate hidden moisture before recommending any treatment — no unnecessary damage to your walls or ceilings during the inspection phase.
Thermal Camera
Used first. The camera shows temperature differences — cooler patches on a wall can indicate moisture evaporating from within. Completely non-invasive. No cutting, no pins.
Moisture Meter
Used after thermal imaging to confirm elevated moisture. Can be placed flat against the surface without pins. Where elevated readings are confirmed, we mark and document the affected area.
Moisture Mapping
We create a visual map of the affected rooms showing moisture readings, high-risk areas, and progress over time. Included in the written report so you can see exactly where the issue is — before and after treatment.
Full Property Assessment
We check everywhere mould and moisture can hide.
Spores and moisture rarely stop at the visible boundary. We check adjoining rooms, ceiling cavities, skirting boards, and hidden spaces as standard.
Visible mould
All surfaces inspected for active growth in every accessible room.
Hidden moisture
Thermal camera and moisture meter used on walls, ceilings, and floors.
Roof or plumbing leak signs
We ask about history and look for evidence of past or ongoing water ingress.
Plasterboard and ceilings
Porous materials are checked — surface cleaning may not be enough if mould has grown through.
Timber framework
Structural timbers checked for mould and moisture damage where accessible.
Ceiling cavities
Roof spaces checked where the issue may have originated.
Skirting boards
Removed or checked if wet walls suggest hidden mould behind them.
Adjoining rooms
Mould and moisture rarely stop exactly where visible damage ends.
Airborne contamination risk
We consider whether spores may have spread beyond the physical damage area.
Two Common Situations
Whether the leak is fixed or not, we can help.
If the moisture source has already been fixed
If you know what caused the issue and it has already been repaired — for example, a roof tile has been replaced or a plumbing leak fixed — we can move straight into assessing the mould damage using thermal imaging and moisture readings, and provide a clear scope of works.
If the source is not yet fixed or still unknown
If the cause is still unknown, we can identify signs of an active leak during inspection. You can then arrange a plumber, roofer, or builder yourself — or we can recommend trusted local trades. Any active leak must be repaired before remediation can be completed properly.
Scope of Works
Clear options. Not a vague quote.
After inspection we provide a written report with a scope of works offering clear options. Because some clients cannot afford to replace every affected wall or ceiling straight away, we outline what the minimum, recommended, and full solution each look like.
Minimum Safety Works
The essential work needed to reduce the immediate mould risk. Suitable when budget is limited or a staged approach makes more sense.
Recommended Remediation
Remove affected materials, treat the area, dry the structure, and reduce the chance of mould returning. This is what we recommend for lasting results.
Full Remediation & Reinstatement
Everything from inspection and strip-out through to treatment, drying, reporting, and builder reinstatement. The complete end-to-end solution.
Who We Work With
Homeowners, renters, landlords, builders, and insurers.
Our reports are written to be clear and useful across all situations — whether you need documentation for an insurance claim, evidence for a landlord dispute, or a clear plan before builder reinstatement.
