What Is Mould and How Does Mould Growth Occur?

Mould is a category of fungi — living organisms that reproduce by releasing tiny spores into the air. Those spores are present in virtually every indoor and outdoor environment. Under dry conditions they remain dormant. Give them a moisture source and an organic material to feed on and they establish within 24 to 48 hours.

The growth mechanism is straightforward. Mould spores land on a damp surface. The surface provides both moisture and a food source — the organic matter in timber, plasterboard, paint, fabric, carpet, or the organic residue on tiles and grout. Spores germinate into a colony that spreads outward, releasing more spores as it grows.

Conditions that encourage mould growth indoors:

  • Relative humidity above 60%, particularly in poorly ventilated spaces
  • Condensation on walls, windows, and pipes during winter
  • Water leaks from plumbing, roofing, or gutters left unaddressed
  • Damp areas that don't dry out within 48 hours — under sinks, behind appliances, in subfloors

What Are the Common Types of Mould Found in Your Home?

Most household mould falls into a handful of genera. You don't need a laboratory to identify them at the species level, but knowing what you're likely looking at helps you assess the risk.

Cladosporium appears as dark green or black clusters, often on window frames, door seals, and fabric. It's one of the most common indoor moulds and typically grows at lower humidity levels than other types. Found frequently on walls and in carpet edges near exterior walls.

Penicillium is blue-green and powdery. It spreads across surfaces quickly and is commonly found on water-damaged furniture, insulation, and wallpaper. The same genus gives us penicillin, but household strains are a respiratory irritant.

Aspergillus appears in multiple colours — white, grey, green, or brown — and turns up in walls, insulation, and on cloth. It's particularly common in damp areas with poor ventilation.

Alternaria is dark green to brown with a velvety texture. It favours bathrooms, under leaking sinks, and inside window frames where condensation collects.

Stachybotrys chartarum (black mould) is covered separately below. It warrants its own category because the remediation approach differs significantly.

What Is Black Mould and Should You Be Concerned?

Black mould refers specifically to Stachybotrys chartarum, though the name is sometimes applied to other dark-coloured moulds. True Stachybotrys has a distinct greenish-black colour and a slimy texture when wet — not the dry, powdery appearance of Cladosporium. It requires sustained moisture to establish and is associated with prolonged water damage, flooding, or persistent leaks rather than normal household humidity.

Visual indicators during an inspection: slimy black patches, typically in areas with long-term dampness, often with a strong musty odour. It grows in sheets rather than isolated clusters.

Health effects to watch for with suspected black mould exposure include persistent headaches, fatigue that doesn't resolve with rest, nose bleeds, and respiratory symptoms that worsen at home and improve when you're away. Black mould can produce mycotoxins — potentially toxic substances that cause more serious health effects at sustained exposure levels than most common indoor mould types.

For severe infestations, take urgent action: vacate the affected room, limit access for vulnerable household members, and contact a professional before any cleaning attempt. Disturbing a large Stachybotrys colony without containment equipment releases a concentrated volume of spores.

What Are the Health Effects of Mould Exposure?

Mould releases spores that can trigger allergies, asthma attacks, and breathing issues in susceptible people. The health effects vary by mould species, exposure duration, and the individual's respiratory health.

Common symptoms of mould exposure include a persistent cough, wheezing, nasal congestion, sneezing, skin rashes, and irritated eyes. These symptoms often resemble seasonal allergies and can go unattributed to mould for months, particularly where the mould is hidden.

Prolonged mould exposure can severely damage indoor air quality and, for vulnerable individuals, produces more serious adverse health effects. Populations at elevated risk include:

  • Children (prolonged exposure increases the likelihood of developing asthma)
  • Elderly people with reduced respiratory capacity
  • People with diagnosed asthma, chronic obstructive pulmonary disease, or other respiratory conditions
  • Anyone with a compromised immune system

How Do You Find Mould in Your Home?

A room-by-room inspection covers the areas where mould is most commonly established. Work through each space systematically.

Bathroom and ensuite: Check grout lines, silicone seals around the bath and shower, the ceiling above the shower recess, the underside of the toilet cistern, and behind the toilet pedestal. Look at the base of walls where they meet the floor.

Kitchen: Check under the sink for signs of past or current plumbing leaks. Inspect the wall behind the fridge (condensation from the coils), the ceiling above the stove, the inside of the pantry if poorly ventilated, and grout lines on splashbacks.

Bedroom: External walls in older homes are a common location for condensation-driven mould in winter. Check the top corners of external walls, the inside of built-in wardrobes, and behind furniture placed against external walls.

Laundry: The area around washing machine connections, behind and under the machine, and the ceiling above dryers vented indoors.

Ceiling and walls throughout: Any water staining, tide marks, bubbling paint, or peeling wallpaper is a mould risk site.

Subfloor and roof space: These require a torch. Look for discolouration on framing timbers, signs of water intrusion on the soil or concrete beneath the floor, and daylight through the roof that shouldn't be there.

A hygrometer (a device that measures relative humidity) lets you check humidity levels in each room rather than relying on visual inspection alone. A reading above 60% in a room with poor ventilation is a reliable indicator of mould risk, even without visible growth.

Signs that indicate hidden mould without a visible source: a persistent musty smell in a room, household members with symptoms that worsen at home, and walls that are soft or slightly deformed to the touch in areas adjacent to known moisture sources.

What Are the Practical Steps for Controlling Moisture and Preventing Mould?

Mould requires moisture. Remove the moisture and you remove the growth conditions. These steps address the most common indoor moisture sources.

Keep indoor humidity below 60%. Use a hygrometer to check. Above 60% relative humidity, mould spores already present in the air have the conditions they need to colonise surfaces. Below 60% — ideally below 50% — growth is substantially inhibited.

Inspect and repair plumbing leaks promptly. A slow drip under the kitchen sink keeps the cabinet floor damp indefinitely. Common leak points: supply line connections to toilets and taps, waste pipe joints, the seal at the base of the toilet, and flexi hose connections under sinks. Check these areas in your home inspection.

Remove standing water within 24 to 48 hours. After flooding, a roof leak, or a burst pipe, the 48-hour window is the key threshold. Mould can establish on wet surfaces within that timeframe. Drying the area thoroughly before that window closes prevents colonisation.

Address condensation on windows and walls. Condensation in winter forms when warm indoor air meets cold surfaces. Improved insulation reduces the temperature differential. Opening windows briefly during the day to introduce fresh air cycles out moisture-laden indoor air. Secondary glazing or window insulation film reduces cold glass surface temperatures.

Clear blocked gutters and maintain roof drainage. Water that overflows gutters and runs down external walls creates persistent dampness at the wall base.

How Do You Prevent Condensation and Increase Fresh Air?

Condensation is the most overlooked source of indoor moisture in Australian homes. It doesn't require a leak. It just requires warm, moist indoor air meeting a cold surface — walls, windows, mirrors, pipes.

Run extractor fans during and after showers. Bathroom extractor fans should run during the entire shower and for 15 to 20 minutes afterwards. That timeframe clears residual moisture from the air in the room. Many bathroom fans are switched with the light and turned off too early. Fitting a separate timer switch is an inexpensive fix.

Open windows daily to introduce fresh air. Even 10 minutes with windows open in key rooms lowers indoor humidity and displaces the moisture that cooking, showering, breathing, and clothing all add to the indoor air. Dry laundry outdoors where possible. Clothes dryers and laundry hung indoors release a substantial volume of moisture into the air. A medium load of washing contains roughly 1.5 to 2 litres of water that has to go somewhere. Outdoors, it disperses harmlessly. Indoors, it raises relative humidity throughout the house.

Use exhaust fans in kitchens during cooking. Cooking releases steam continuously. Using extractor fans in bathrooms and kitchens brings down moisture spikes before they condense on walls and ceilings.

What Tools and Equipment Help With Mould Prevention and Control?

The right equipment makes controlling indoor humidity practical rather than theoretical.

Dehumidifiers extract moisture directly from the air and are the most reliable tool for bringing persistently high humidity down to a safe level. Portable dehumidifiers suit individual rooms or smaller homes — a 10 to 20 litre per day unit handles most residential rooms. Position them in the rooms with the highest humidity readings. Whole-home ducted dehumidifiers integrate with the HVAC system and manage humidity building-wide, making them suitable for larger properties or homes where multiple rooms are affected.

HEPA air filtration captures mould spores, bacteria, and fine particulates from indoor air. A HEPA air purifier running in a bedroom or main living area reduces the viable spore load available to settle and grow on surfaces. This is most useful as an ongoing measure after remediation, or in properties where a high-risk environment (adjacent bush, persistent humidity) means spore levels are always elevated.

Fogging as a scheduled prevention option applies an antimicrobial mist through the space using a cold fogger, reaching surfaces and cavities that direct cleaning cannot access. Scheduling a fogging treatment annually — or after a high-risk event like flooding — treats the entire air volume and surface area of a space simultaneously. It's particularly effective in roof spaces, subfloors, and built-in cabinetry.

How Do You Remove Mould and Clean Mould Safely?

For patches smaller than roughly 30 cm × 30 cm on non-porous surfaces (tiles, glass, sealed timber, metal), DIY cleaning is appropriate. For anything larger, porous materials, or suspected black mould, stop and call a professional.

PPE before you start: a P2 respirator or N95 mask (not a surgical mask — it does not filter spores), nitrile or rubber gloves, and safety goggles. Open the room's windows before you begin.

Step-by-step for small patches:

  1. Lightly mist the mould with your cleaning solution before touching it. This reduces the number of spores released during cleaning.
  2. Wipe the mould from the surface using disposable cloths or paper towels. Work from the outside edge inward.
  3. Dispose of the cloths directly into a sealed bag — do not take them through the house.
  4. Re-apply your cleaning solution, let it sit for 10 minutes, and wipe clean.
  5. Dry the surface thoroughly.
  6. Monitor the area over the following two weeks for recurrence.

Disposing of heavily contaminated materials requires bagging before removal. Double-bag any porous material — insulation, plasterboard, carpet, fabric — in heavy plastic bags, seal tightly, and remove directly from the room without carrying through living areas. Consult your local council on the correct disposal category; in most cases it goes to general waste, but confirm for severely contaminated material.

Bleach does not effectively remove mould on most household surfaces. It kills surface cells but does not penetrate porous materials, leaves a wet residue that can encourage regrowth, and can cause damage to surfaces and fabrics. It is not recommended as a mould treatment for walls, grout, or timber. It is also not safe to mix with vinegar or other cleaners.

What Natural Treatments Work on Mould?

Several household and natural treatments are effective for mould on hard surfaces. They work by targeting the mould's cell structure without the hazards associated with harsh chemicals.

Clove oil is one of the most effective natural treatments for mould on hard surfaces. Its active compound, eugenol, has strong antimicrobial properties. The recipe for a standard surface spray: 3 drops of clove oil per 1 litre of water. Mix in a spray bottle, apply to the affected surface, and leave for 24 hours before wiping clean. Do not rinse immediately — the contact time is what makes it effective.

Important notes on clove oil: it leaves an oily residue on surfaces, which can be slippery on floors or feel tacky on walls. Wipe surfaces with a damp cloth after the contact time. Patch-test on an inconspicuous area first, particularly on painted surfaces, timber, or grout, as some materials can discolour.

Vinegar disrupts the mould's cellular structure through acidity. Standard white vinegar at 5% acidity kills mould effectively on non-porous hard surfaces. A 1:1 mix of vinegar and water in a spray bottle treats small mould infestations on tiles, glass, and sealed surfaces. Apply, leave for one hour, and wipe clean. Undiluted vinegar is more effective for heavier surface contamination. Vinegar is safe to use without PPE in a ventilated room, though the odour dissipates within a few hours.

Tea tree oil is an effective natural mould killer with antimicrobial properties. Mix 1 teaspoon per 1 cup of water and apply by spray bottle. Like clove oil, it requires contact time rather than immediate wiping.

Baking soda paste (baking soda mixed with water to a paste consistency) helps reduce surface moisture on susceptible areas when applied as a thin layer and left to absorb. It is not a primary mould killer but is useful as an adjunct treatment on grout and in areas prone to moisture retention.

Patch-test all treatments on the surface type before applying broadly — some natural oils and acids interact with painted surfaces, natural stone, and unsealed timber.

Seasonal property inspections: Before each wet season, inspect the roof, gutters, flashings, and external walls for signs of water ingress. Check subfloor access points after significant rainfall. Identify and address any new water staining on ceilings or internal walls before the season progresses.

Routine cleaning of mould-prone surfaces: Bathroom grout, silicone seals, window tracks, and the underside of extractor fan covers accumulate organic residue that feeds mould. Monthly cleaning of these surfaces with vinegar solution or clove oil spray removes the food source before mould can establish.

Does clove oil kill mould on hard surfaces?

The surface appearance may improve while the underlying colony remains active. Bleach can also cause surface damage and discolouration, and produces hazardous fumes.
